Here’s what’s new at America’s Central Port.

📌 Hollywood River Studios Chooses America's Central Port as Base Camp for Future Productions

America's Central Port recently celebrated the arrival of its newest tenant, Hollywood River Studios, with a welcome event marking an exciting new chapter for Building 203. What was once a former WW2-era locomotive maintenance repair facility has been transformed through strategic rehabilitation, including a new roof, updated doors and windows, modernized lighting, and refreshed office space, into a competitive, move-in-ready home for a world-class tenant. Hollywood River Studios, a nationally recognized film and television production company behind credits such as The Dark Knight Rises and the Emmy-winning series Justified, has chosen America's Central Port as a key support location for its newest venture. We're thrilled to welcome them to our community and can't wait to see what they create next! (Fox 2 Segment)

📌 New Grain Bin Supports Madison Harbor with Increased Flexibility for Mississippi River Facility

Earlier this year, the Port completed the final touches on the new grain bin constructed at the Madison Harbor facility. It adds an important capability by allowing trucks to be received when a barge is not available, supporting product staging for faster barge loading, and enabling simultaneous truck, rail, and barge activity. With the ability to receive material from two trucks simultaneously, the new infrastructure gives Madison Harbor more options for managing shifting schedules, reducing delays, and better serving customers as demand grows.

📌 New Broker Commission Agreement Attracts New Tenant and 5-Year Lease

In November of 2025, the Port's Board of Directors adopted a new broker commission policy guaranteeing a minimum 4% commission for the initial term of a lease and 2% renewal commissions for all subsequent renewals, or a 5% commission if both parties agree to waive future renewals. It was our pleasure to work with the Peter Lu Team and EXP Realty to bring in Core Loop Trading, an electronics distribution group, for a five-year lease of a 43,200 SF warehouse.
